While our team is very experienced in looking at houses in need of repair, there are some situations where we will send a licensed inspector or contractor to review the condition of your home so that we can take into consideration what needs to be done to make the house habitable and safe.

We don’t always wholesale properties, but in some situations, it is the right approach to selling your home. Brisea Properties does use wholesaling as one possible option when selling your home.

In real estate, a wholesaler (Brisea Properties) will contract with a seller for an agreed price. The wholesaler then finds an interested third party who will buy the contract for a fee. This is completely safe and normal when selling your house fast as Brisea Properties has a network of investors who like to buy properties in our area and is very experienced in finding the right buyer for your home as quickly as possible.

Brisea Properties will make this process as easy as possible for you and handle all of the workload of communicating and preparing paperwork with third party buyers. It depends on several factors, but we normally will do repairs to get the home in marketable condition. This may include painting, installing new flooring, remodeling kitchen and bathrooms, upgrading plumbing and electrical fixtures, repairing or replacing roofs, and freshening up the landscaping. We will market the home for sale on various platforms and negotiate with buyers and real estate agents. We take on the holding costs of insurance, utilities, property taxes, yard care and any maintenance that comes up. When we buy your house, we take on all of the burdens, costs, and risks that come with selling a home.

We will work with your schedule to set a closing date. If possible, we can close in as little as 10 days. But we can also allow more time if you need it. Some things that can delay closing: you must make your home available for an inspection, homes in an HOA may take a few extra days to obtain the documents needed, if the seller does not have a survey allow a few extra days.

Although it is not necessary, as we will send someone to visit your home, it can expedite the process of getting a fast offer.
